A Building Condition Assessment (BCA) typically consists of a review of mechanical systems, electrical systems, fire safety systems, structural assemblies, as well as building envelope assemblies such as roofs and exterior walls. These reports are sometimes commissioned on larger buildings by potential purchasers and are referred to as 'pre-buy evaluation reports'.

A typical Building Condition Assessment includes:

  • A general description of the property and building;
  • An inventory of building components, including a description and photographs;
  • The chronological and effective age, as well as a condition assessment of each component;
  • The estimated remaining life of each component; and
  • A prioritized list of building components whose condition warrants an independent detailed assessment.
